Settlin is a platform that makes it easier for people to buy and sell resale homes. Instead of just listing properties like most real estate websites, Settlin takes care of everything, from helping you find the right home to handling legal checks, negotiations and paperwork. They only charge a fee when the deal is done, so customers don’t pay anything upfront. By using a mix of technology and personal support, Settlin makes the whole home buying or selling process smoother, faster and more trustworthy.
Why we invested in Settlin
We believe Settlin is solving one of the biggest pain points in India’s real estate market-resale home transactions. The resale market is highly fragmented, dominated by unorganized brokers, unreliable listings and opaque pricing. Buyers and sellers often face endless site visits, paperwork delays and lack of trust in the process.
Settlin solves this by offering a full-stack, tech-enabled platform that handles everything from property discovery to documentation and final sale and thus bringing transparency, speed and efficiency to an otherwise chaotic process. As of late 2024, Settlin had successfully facilitated the sale of nearly 1,000 homes, reaching a gross transactional value of ₹900 crore, with an average of three home sales per day.
Where’s Settlin headed
Settlin is poised to reshape India’s massive and underserved resale property market. With 100+ transactions a month and 12,000 unique buyers engaging monthly as of late 2024, the platform has already proven product-market fit. The $500,000 funding round in November 2024, which included participation from Brigade REAP, further validates Settlin’s strategic direction. We believe that by solving the deep inefficiencies in this space, Settlin can not only dominate the Indian resale housing market but also build a platform with long-term Unicorn potential.
